There is no magic advertisement or marketing trick to successfully sell a house.

The answer is so simple, it’s right under our noses…

The question becomes “How motivated is the seller to sell his house?” Proper seller motivation should be driven by the desire to consider four important aspects of the sale – Price, Condition, Location and Supply & Demand.

Let’s look at these individually…

Price -
The price must be based on the condition, location and supply/demand for that house.

Condition -
The condition of the house must focus on good curb appeal, a high level of maintenance, proper décor, updatedness of amenities and finishes and an overall attention to detail.

Location -
A good location is based on the where the house sits and what sits around it. A compromised location backs to a busy road or is adjacent to commercial property for example.

Supply & Demand -
When there is a large amount of homes for sale in an area and a low buyer demand for that area, this creates a challenge for home sales. Where there is a limited amount of homes for sale in an area and a high buyer demand for that area, this creates the ideal selling environment for the sellers.

Pricing a house correctly is the single most important thing a seller can do to successfully sell his house. And the asking price MUST be based on the condition, location and supply & demand considerations. If the seller is not interested or is unable to improve the condition of his home, then the price should reflect this in a lower asking price. If the seller’s location is compromised, then his asking price should reflect this in a lower asking price. And if he wants to sell his house in a reasonable amount of time in an area glutted with new construction and resales, then his asking price should reflect this challenge as well.
